Broward lost $250 million for the 2008-2009 school year.

    Broward Estates was a census-designated place (CDP) in Broward County, Florida, United States. The population was 3,416 at the 2000 census. It now serves as Lauderhill's neighborhood. Residents of this neighborhood often refer to their neighborhood as "Parkway" as well, as it also contains Parkway Middle School. Broward Estates is located at 26°7′31″N, 80°11′48″W (26.125404, -80.196559). According to the United States Census Bureau, the CDP has a total area of 1.3 km² (0.5 mi²), all land. As of the census of 2000, there were 3,416 people, 993 households, and 831 families residing in the CDP. The population density was 2,536.4/km² (6,611.4/mi²). There were 1,025 housing units at an average density of 761.1/km² (1,983.8/mi²). The racial makeup of the CDP was 0.82% White, 96.96% African American, 0.03% Native American, 0.29% Asian, 0.32% from other races, and 1.58% from two or more races. Hispanic or Latino of any race were 1.23% of the population.     dont buy in florida. not until things start to turn around. its not just that complex its everywhere. Florida is being hit by two main things, a down market and a HUGE cost of hurricane insurance. florida had a huge increase in home prices a few years ago, and has since started to right itself. it inflated too fast for the incomes of people living there to keep up. then, as people bought these homes and they went down in value, people became upside down (owed more than it was worth) in their home. then the foreclosures started. if you cant refi for a better loan due to lack of equity and cant sell because you owe more than you can sell it for... what do you do? get foreclosed. its harsh, but its true. and since that horrible hurricane season, hurricane insurance is through the roof. doesnt help. my advice... wait for january, its typically when things are the cheapest. and it should be when the market will start to take an upswing.

    Livng in Ft Lauderdale, I feel competent to answer this. The market is horrible right now all over and you can get a great deal most anywhere. The most stable of all areas is the one with the least For Sale signs, and that would be the area closest to the ocean. However to get the best DEALS, drive the areas with the MOST signs and just call and ask if they will be willing to give you a steal to walk away.....many will. The local paper has a search engine that will give you all the answers you want. I have a friend who moved out of state and has a 3BR 2Ba condo not far from the water in Pompano Beach that you probably could pick up for $175,00 or less that compares with new ones selling for close to $400,000.
